No agent commission and no advertising costs. In Scotland you'd normally pay several hundred pounds for a Home Report before you could even list. Selling directly, you don't need one.

Tenants can stay

If there's a tenant in place the tenancy simply carries over to me. No notice to serve, no void period, and nobody has to be put out of their home.

I'm not in a chain, so there's nothing above me to collapse. If speed is what matters I can buy with cash. And if you'd rather take a few months to sort things out, that suits me just as well.

Who you'd actually be dealing with

I buy houses across Ayrshire, renovate them and let them out long term. I hold what I buy rather than selling it on, so the properties I take on stay part of the area I live in.

I'm one person, not a national call centre and not a property sourcer passing your details to a list of investors. When you ring the number on this page, I answer it.

Everything you tell me stays between us. There's no board outside, no listing online, and no neighbours browsing photographs of your house.

How quickly can you buy my house?

Six to eight weeks is typical once solicitors are instructed. If speed is what matters I can buy with cash and move faster than that. If you'd rather take a few months, that's fine too — I'm not in a chain, so the date is set around you.

Do I need a Home Report to sell to you?

No. In Scotland you'd normally need one before listing on the open market, which costs several hundred pounds up front whether the house sells or not. Selling directly, there's no requirement for one.

Will you buy a house that needs a lot of work?

I've inherited a house in Ayrshire. Can you buy it?

Yes, including while it's still going through confirmation. Empty houses cost money every month they sit there, so it's worth talking early even if the paperwork isn't finished.

Will you pay full market value?

No, and I'd rather say so plainly. A direct sale trades some price for speed, certainty and no fees. If your house is in good order and you're in no rush, an estate agent will usually get you more — and I'll say so rather than waste your time. If that turns out to be your situation, ring anyway and we'll go through the options. I can introduce you to an agent or another buying service if you'd like, or you can take it from there yourself.
